Common problem: bumpy, lumpy lawn/yard area
If a portion of your property is lumpy and bumpy it can be resolved quickly. Bumpy yard sections are usually caused by not grading the yard prior to seeding grass.
The result is a yard that is less pleasant to mow due to the bumpy nature and also one where caution must be taken when walking to prevent you from tripping. If your
yard is mostly level but needs some TLC to grade the terrain, we can help. Our grading services will resolve the issue. Lumpy surfaces consist of multiple high points
and low points. We will tear up the surface soil, which will loosen it, where it can be graded smooth. If the soil quality is good, after the area is graded, it can
be re-seeded when appropriate. If not, we usually recommend a layer of topsoil to improve the conditions.
Common problem: un-level lawn/yard area
Un-level yard areas are also a very common problem in the Pacific Northwest. There may be sections of your yard that have a difference in height of several inches or
or more. This problem can make it difficult to mow and may negatively impact how you can can your property in that area. Our leveling services can help. The resolution
may involve some grading and also adding material to fill in the area of concern. If the difference in height is significant, the fill material must be sloped or
a retaining wall solution will be required. The geography of your property's unique character will determine its exact needs.
Common problem: sloping problems/drainage issues
Another common problem involves sloping issues, which can often cause drainage issues when surface water flows down and pools into low areas or where it flows
to areas where you don't want it to. If the property outside your home is not sloped properly, it can cause surface water from rain and snow to creep towards
your home, instead of away from it, leading to possible water penetration inside your basement, crawlspace or garage. The resolution depends on your individual
situation and may involve a number of factors from simple re-sloping of the affected areas of your property, to adding well draining material to improve the percolation
of the surface water. Sometimes the solution requires a draining solution, such as a french drain, which is designed to absorb the problem surface water and dispel it
to another area of your property.

Step 2: We'll review your photos and the information that you provide. In most cases,
we can provide you with an accurate estimate based on your photos, as well as the approximate size the of area. In select cases, usually complex jobs, it may
be necessary to schedule an on-site estimate.
Step 3: We'll provide you with an estimate of the job based on the scope of work you
have provided. If you accept the estimate, we will schedule the work for you. Prior to our arrival, please ensure that we have easy access to the area to be worked on.
Step 4: One the day of the job, we will have a truck with a 22' long trailer, which we will
need to park on the street or in your yard. Please let us know if there is limited parking at your house or on your street.

Frequently asked questions:
First we need to evaluate the nature of your problem. If you have a number of high and low spots, many times the high spots can be shaved down and the
soil can be used to fill in the low areas.
However if your low spots are significant, you will likely require some fill material or top soil. If the low areas
are less than 4", usually you can add some topsoil and compact it. However anything more than 4", we usually recommend less expensive fill material to fill the
void and then add a few inches of topsoil on top.
In these cases, we usually combine our brush removal with our leveling services.
First we would uproot and remove all the unwanted vegetation from the area,
leaving raw dirt behind. We would then level off the area to match the nature of the surrounding lawn area.
Once level, if the soil quality is good, the next
step would be seeding the area with quality grass seed, lightly raking the seed into the soil. Add some water via hose or sprinkler to keep the area moist and
within a couple of weeks, you will have grass seed germinating and will be on your way to a lush lawn area.
Once the grass has germinated, we would recommend overseeding
any areas where the grass is sparse with new seed and add a quality organic fertilizer, such as Morganite to promote fast growth.
We need a minimum of a 5 foot opening in any fences or between buildings. Please remove any objects or obstructions in the work area prior to our arrival.
